We were appointed by Marriott International Hotels & Resorts to oversee the delivery and opening of the new EDITION hotel.The development was organized vertically, from the basement club to the rooftop bar / pool, incorporating 100 guestrooms within this boutique hotel. Featuring rooftop pool, guestrooms, suites, penthouses, restaurants, bars and Cabaret supper club.The hotel includes a number of restaurants and bar offerings – a lobby bar, signature restaurant, cocktail bar, rooftop bar and cabaret supper club, overseen by Sebastian Mazzola, formerly creative director of the Adria Group.Along with the public areas, the guestrooms are beautifully detailed jewel boxes, which required a heavy site presence to ensure that we delivered the quality associated with a hotel at this level. We liaised directly with the main contractor and sub-contractors throughout to ensure they understood the requirements of the Brand and protecting the works as they progressed, prior to handover to the hotel management. Throughout the project delivery we had to resolve detailing and advise on construction methods.We worked hand in hand with Ian Shrager Company, KKH Property Investors, Office of Architecture in Barcelona, LRV Studio and EDITION to deliver this new project. The Abu Dhabi Edition Type : Luxury Hospitality, GlobalClient : Marriott International Hotels & ResortsStatus : CompleteDetails of project :Located at Al Bateem Marina, a prestigious new quarter in Abu Dhabi. We were appointed by Marriott International Hotels & Resorts to oversee the delivery and opening of the new EDITION hotel.The development is organized to one side of the marina, incorporating 198 guestrooms, 57 serviced residences and night club. Featuring ballroom, meeting / event spaces, spa, pool areas, guestrooms, suites and night club.Throughout the hotel there are several food and beverage offerings – lobby bar, all day dining restaurant and 2 signature restaurant and night club, overseen by Tom Aikens.Along with the public areas, the guestrooms are beautifully detailed in a sophisticated neutral palette, giving a timeless quality, that required a heavy site presence in order that we delivered the quality expected by all parties. The team liaised directly with the main contractor and sub-contractors to ensure they understood the requirements of the Brand, along with protecting the works as they went along, before handing the areas over to the hotel management. Throughout the project delivery we had to resolve detailing, advise on construction methods and programming.We worked hand in hand with Ian Shrager Company, GA Design, bloom and EDITION to successfully deliver this new build project. The Bodrum Edition Type : Luxury Hospitality, GlobalClient : Marriott International Hotels & ResortsStatus : CompleteDetails of project :This was a new build development on the coast, just outside Bodrum. We were appointed by Marriott International Hotels & Resorts to oversee the delivery and opening of the new EDITION hotel.The development is organized on a hillside, overlooking a bay. It incorporates a 108 key full-service hotel featuring guestrooms, suites and villas with their own pool, garden and balcony or terrace, all set within landscaped gardens. Other facilities include a ballroom, meeting / event space, Turkish Hammam, spa, pool areas, guestrooms, suites, villas, beach club, jetty with private cabanas and night club.Spread across the site are several food and beverage offerings – lobby bar, all day dining restaurant, specialty grill restaurant, signature restaurant, beach bar, night club, overseen by Diego Munoz, part of the alumni from El Bulli.With the use of light coloured woods, stone flooring and fabrics, the guestrooms and public areas reflect the beachside location and provide a contemporary and elegant interior.Ownership (Ronesans Holding) are part of a construction group, who provided exceptional management and delivery. As design changes were made during the delivery sequence, they were very agile in making these happen in a timely manner.We worked hand in hand with Ian Shrager Company, Ronesans Holding and EDITION to successfully deliver this new build project. Larkholme Type : ResidentialClient : PrivateStatus : PlanningDetails of project :Located on the east coast of the Moray Firth, this property is an old fisherman’s cottage, in the heart of the village conservation area. The property was extended in the 1980s, with no refurbishment works carried out to the original cottage.Observing the conservation area guidelines, we developed a scheme whereby we stripped back the poor extensions of the past, front and rear, exposing the beauty of the simplicity of the original cottage. This simplicity has been mirrored to the rear and clad in a black profiled sheeting. To one side of the property the gable ends have been extruded in larch and the black profiled sheeting. Finally, the front porch is replaced with a more contemporary and sympathetic design.The internal arrangement has been configured, whereby the original cottage is remodelled to contain the guestrooms and a snug at the heart of the property. The new rear addition is designed as an open plan living space, opening out onto the garden. Internally, this area is open to the ridge to experience the dynamics of the roof volume.The client is looking to ensure the development adopts as many environmental strategies in the redevelopment and construction of the project. Chalcot Road Type : ResidentialClient : PrivateStatus : CompleteDetails of project : Located in the heart of the Primrose Hill Conservation Area, the building was originally a pottery, shop and residential above. Working with the owner, a scheme was developed to unify the whole building as a residential unit but retaining the character of the shopfront to the street.The extensive refurbishment and extension of the property required the structure to be stripped back to the four walls and a steel frame inserted throughout the whole house and underpinning to the basement level.Following the stabilisation of the structure we were then able to fitout the property, with family living room covering the whole basement level, opening out onto the rear courtyard garden. At ground floor level the kitchen was inserted in the original shop and dining room behind. The whole first floor is given over to the master suite. Finally, the top two floors are given over to further guest accommodation and roof terrace. Baku Old City House Type : Residential, GlobalClient : PrivateStatus : PlanningDetails of project :We were approached by the client to redevelop a site in the heart of the Old City. Our approach had to consider the fact we were working within a World Heritage Site, designated by UNESCO and within minutes’ walk of Maiden Tower. We were also observant of the sandstone walls, pop out window boxes at first floor, cursive script and Islamic patterns.The layout evolves over 5 stories of the urban block, allowing for staff accommodation, public reception rooms and family levels, topped out with artist studio and large terrace organized over two levels. The materials and detailing to the exterior reflect many of those seen in the adjacent streets. Primrose Hill Type : ResidentialClient : PrivateStatus : CompleteDetails of project :Located in the Primrose Hill Conservation Area, the property had been in the same ownership for several decades. Working with the owner, a scheme was developed to allow for a useable family home, organized over four floors.The existing basement was underpinned, extended and dug out further to provide generous floor to ceiling height. This level was then fitted out to provide staff accommodation, home cinema and family kitchen / dining opening out onto the garden.At ground floor level the existing reception rooms were refurbished and extended to provide a home office. The whole first floor is given over to the master suite. Finally, the top floor is given over to further bedroom accommodation. MV Fingal Type : Luxury HospitalityClient : Pedley GroupStatus : CompleteDetails of project :The MV Fingal was a former Northern Lighthouse Board tender for the servicing of lighthouses. In 2014 it was bought by the Royal Yacht Britannia Trust, the owner of Britannia.Working in collaboration with Pedley Group, we were appointed to develop the Building Control drawings to allow the safe operation of the hotel. The hotel incorporates bedroom suites, cabins with balconies, duplex apartments and a presidential suite. The multi-function space in the main hold incorporates the bar and restaurant, which can be reconfigured as a conference / banquet space. JW Marriott Grosvenor House Type : Luxury HospitalityClient : Marriott International Hotels & ResortsStatus : CompleteDetails of project :We were appointed by Marriott International Hotels & Resorts to work with GA Design to deliver the refurbishment of the 40 suites, creation of the new Presidential Suite and the Executive Lounge. Minsk Type : CommercialClient : Novoe LimitedStatus : Competition – Joint winnersDetails of project :kingconroy were approached by Novoe Limited to develop a scheme for an invited competition organised by the Republic of Belarus, titled; Destination Minsk: The Innovation City of the Future.This involved the creation of a Hi-Tech Science and Business Park, incorporating a large international scaled exhibition space, hotel, residential and commercial / research buildings.The site comprises of 52 hectares of open ground and existing scientific and educational buildings. The main component of the competition brief was essentially a masterplanning exercise. This included the integration of the existing buildings, the extension and improvement of the existing transport infrastructure and creation of a new park, bringing the whole scheme together as a cohesive development.In parallel with the masterplan, we were required to design the office/laboratory space in more detail, to illustrate how the buildings could accommodate a range of potential uses. The hotel building was developed to a level, so its occupancy and operation aspects could be established. Finally, the exhibition space was modelled to prescribe its capacity and proposed servicing, vehicular, pedestrian, etc.Belarus as a commercially developing nation were looking to engage a design team to lead them through the development of the successful scheme. The project was received well by the competition organisers and many of the elements of the scheme have been adopted and developed, as the realisation of the project moves forward. Ramada Iasi Type : HospitalityClient : SC. Hotel OrizontStatus : Concept DesignDetails of project :We were appointed by the owners to develop the fitout of the existing office building, in the centre of Iasi.With guestrooms located from the second floor to fifth floor, the ground and first floor were configured to provide all front and back of house facilities. Once the concept was developed, we handed the documentation over to the local team. Hartfield Road Type : Mixed UseClient : Newridge Trading LtdStatus : PlanningDetails of project :Creation of new town centre development containing 54 apartments, offices, basement parking and landscaped gardens.By demolishing the existing 70s and 80s office blocks on the site, we were able to reintroduce the villa format seen within the existing urban structure. The detailing, massing and height took its cue from the neighbouring properties in the street. Also, we had to observe the sensitive nature of the conservation area located opposite the site. This meant the spacing of the blocks, had to relate to the thoroughfares within the conservation area. By doing this, it allows views through the scheme to the landscaped gardens beyond. Wellington Street Type : ResidentialClient : PrivateStatus : CompleteDetails of project :Located in the heart of London, the property was originally converted from offices in the 1980s.The client looked to update the interior, whilst extending at roof level to provide improved living / dining / kitchen facilities, new master suite, all opening onto the roof terrace. During the planning process, we ensure that we held a dialogue with the other owners within the building, the freeholder and the head lessor. Once planning was gained, we had to negotiate road closures to allow for two crane lifts, during the build.Working closely with the contractor, the scheme is beautifully executed and in a muted palette of light oak, dark tiling, polished plaster and white walls. Lighting design was detailed by Andre Thames. Roker Pier Type : Public realmClient : Sunderland City CouncilStatus : Competition – 2nd placeDetails of project :Working in collaboration with MO Architecture, we were invited to enter a selective design competition to create a new pier shelter and tunnel access point to the lighthouse, located at the end of the pier.Our approach was to create a striking but simple structure, capable of being fabricated off-site and erected on site with minimal operations. The shelter would also be capable of easy maintenance and be durable enough to withstand the maritime environment, due to it being clad in the core-ten steel.To create a less intrusive visual structure, the core-ten panels are laser cut with a pattern, that will allow the daylight and views through and by night, the lighting scheme to create a sculptural feel. The interior shell is lined with timber at strategic points, evolving into seating internally and externally. Shoreham by Sea Type : Mixed UseClient : WN Developments LtdStatus : PlanningDetails of project :Creation of new seafront development containing 132 apartments, 36 of which are affordable, commercial space, basement parking, riverside park and refurbishment of the boat yard and facilities.The scheme was developed as two distinct elements – ‘The Beam’ to Brighton Road and ‘The Fingers’ to the river front. The Fingers are arranged as a saw tooth in plan, that allows all apartments within these elements to have sea views.Due to the flooding from tidal surges, the scheme is raised by half a storey off the ground, with the basement car park protected by flood gates. Surrounding the site is part of the sea wall to Shoreham by Sea. Incorporated within the site is a riverside park, which is designed to deal with any flooding that may happen within the site boundary.As part of the overall development, WN Developments committed to refurbishing the quayside yard. This incorporated the recladding of the concrete frame maintenance building and the creation of new toilet and changing facilities. Spur House Type : Mixed UseClient : Newridge Trading LtdStatus : PlanningDetails of project :Creation of new town centre development containing 48 apartments, 6 mews houses, commercial space and landscaped courtyard.By demolishing the existing 70s office block, we are able to look at a comprehensive redevelopment of the site, which is located directly opposite the tube station. Due to its proximity to the tube station, we are able to look at a higher density of redevelopment. This has led to the development of a nine-storey tower element to the front of the site, that then breaks down in height to the rear, as it meets the two to three storey residential heights of Millner Road.By using the inset grid to the tower element, we lessened the impact of the height. To the rear, the mews houses adopt the more recognisable materials and massing of the neighbouring streets, thereby allowing the site the transition from urban to suburban environments. Super 8 Type : Hospitality, GlobalClient : Wyndham International Hotels & ResortsStatus : Brand refreshDetails of project :Re-branding of an existing hotel brand – Super 8 - for Wyndham International Hotels & Resorts. The hotel is developed for the limited service sector.The brief was to refresh an old familiar brand to meet current and future guest expectations, with unique approach, whilst ensuring appropriate price point for associated investment and ease of operation within small footprint.In the development of the room product, a simple fit out was adopted, with unique design features aligned with brand. The bathroom is identified as a black box, with etched glass window to the shower area; carpet incorporates the brand colours; multifunctional fabric cubes that act as seating, desking and nightstand.Further development of the Super 8 brand for Wyndham International Hotels & Resorts, lead to the design themes from the guestrooms continuing through to the multifunctional lobby area.A simple reception desk doubles as servery for the limited breakfast offering. The seating has been reduced to large ‘farmhouse’ table and stools with colour soft seating.
